BDC Management Co. is a fee management company providing high quality, professional residential and commercial property management services since 1990. BDC currently manages over 50 developments consisting of 3,500 apartments and townhomes. The primary goal of BDC is to provide safe, decent and sanitary housing for each and every resident. We pride ourselves in attention to detail, follow through and integrity in our property management services. We believe that every resident deserves respect and in the course of our service to the property owners, we are committed to high quality, on-going building maintenance, excellent accounting services and accurate and timely program compliance.

BDC Management Co. manages units primarily in the twin cities area, ranging from small four unit buildings to a large 248 unit development, with properties located primarily in the twin cities. We also manage properties in Hibbing, Little Falls, Park Rapids, Eden Prairie, Burnsville, Buffalo and Anoka. Units range from small studios and efficiencies, to one, two, three and four bedroom units serving singles, families and seniors, individuals with disabilities and persons who are homeless or at risk of being homeless. Properties range from market rate to affordable to project-based subsidized.

All properties have a Site Manager to assist residents and help make their apartment or townhome living as comfortable, safe, clean and well maintained as possible. Maintenance staff are trained to make repairs as needed and caretaking staff work to keep the building and property grounds clean and well groomed. It is the common goal of all dedicated BDC employees to do the best job possible for our residents and owners at all times.

Property Management
Our professionally trained Property Managers and Site Manager oversee all the day to day aspects of managing an apartment or townhome development, including:
  • Marketing and advertising of the apartments and townhomes
  • Primary resident contact
  • Screening of new applicants
  • Collection of rent
  • Coordination of building and unit maintenance
  • Preparation and coordination of property inspections
  • Coordination and overseeing property caretaking and janitorial services
  • Answer resident questions and address resident concerns
  • Address and help with resident housing needs

Accounting Department
BDC Mgmt has a full accounting dept to oversee and produce monthly reports on all financial aspects of each property. This includes accounts payables, accounts receivable, monthly income and expense reports, tracking disbursements and any financial reporting required by a participating government or banking development funder.

Our skilled maintenance, caretaking and janitorial staff work closely with site management to ensure that each property is properly maintained: mechanicals and equipment running smoothly and economically and that the buildings and grounds are clean, free of debris and attractive.

Emergency repairs are provided through our after-hours on-call system, ensuring that residents have available emergency maintenance help if needed after regular office hours. If a resident needs the after-hours emergency phone number for their property, it can be found in the "Resident House Rules" booklet that is issued upon move in, or by calling the site office and listening to the out-going message.

What is considered an after-hour emergency may vary slightly from property to property, but a few basic items that are considered emergencies are as follows:

  • broken window
  • broken water pipe
  • clogged or backing up toilet
  • inoperable stove or refrigerator
  • In the case of fire or gas leak, call 911.

Program Compliance Coordinators
BDC's professional team of Compliance Coordinators specialize in the oversight, staff training and reporting of all aspects of the various programs attached to properties managed by BDC. These programs include Section 8, Section 42, Section 202, Section 236 and the HOME program, to name a few. The compliance staff also monitors the certification and recertification process occurring on site, completes monthly, quarterly and annual compliance reports, monitors files and physical property inspections and monitors site staff on the on-going requirements for each program.
